Flinders comprises of open, undulating black soil downs country with clay-based soils supporting a body of Mitchell and Flinders grass.

Seasonal growth includes a mix of Flinders grass, herbs and forbs, providing valuable grazing during

Water
Flinders is serviced by approximately 7 kilometres of bore drain, running from Bullock paddock
through to the Road paddock and extending to the Vernon Downs boundary. The bore drain is
fed by a bore head located at the Vernon Downs house. There is a water agreement with Vernon
Downs.
Water at the cattle yards and troughs are supplied from the Stock Route Bore. The property features
three troughs, located in the Road paddock, Patroy paddock, and at the cattle yards. Lignum Creek
and minor gullies traverse the property.
There is opportunity to increase carrying capacity with additional water infrastructure development.
